Contract for deed and land contract software, built around tracts.
Whether you call it a land contract, a contract for deed, or a bond for deed, Lendiom services the whole arrangement: the land, the tracts, the buyer, the payments, and the paperwork. The terminology varies by state. The workflow does not.
Built for how land deals are actually structured
Tract-level inventory
Your land is divided into tracts, so Lendiom is too. Each one carries its own files, notes, and property taxes. If a buyer takes three tracts, they go on one contract.
Contracts in minutes
A guided setup walks the who, the terms, the amounts, and escrow, then generates the schedule for you.
Online buyer payments
Buyers pay by ACH or card in the Lendiom Pay portal, see their balance and next due date, and can enable auto-draft. The portal works in English and Spanish.
Property tax pass-through
Track property taxes per tract per year, and collect reimbursements from buyers through the same online payment flow.
Hands-off collections
Late fees apply themselves. Reminders go out by text and email. Late notices can mail themselves certified, with tracking, when it comes to that.
Contract documents
Contracts and letters generate from templates that fill in your loan, buyer, and tract data, and go out for e-signature. Both are add-ons you turn on when you need them.
From first payment to recorded payoff
Lendiom follows each contract through its whole life: down payments (including installment plans), regular payments on a weekly, biweekly, or monthly schedule, payoff quotes and recorded payoffs, refinances, and, when a deal goes sideways, default and repossession tracking. Every transaction keeps a full history. And when the last payment lands, the loan closes out, the tract flips to paid off, and the property comes off your active inventory. Year-end 1098s are submitted for e-filing through our IRS-authorized filing partner, $10 per form.
